CTRR's advice to help protect a tenant
The tenant selected this site, in part, because it offered a campus setting and certain amenities like a good cafeteria. Yet the landlord's "standard" lease would enable the landlord to eliminate these features. For instance, the landlord could move the parking facility, move corridors and entryways, build additional structures which would turn a bucolic campus into a dense office park -- all while collecting rent as if the original environment were still there, and with no remedy whatsoever for the tenant.
CTRR's advice: provide four specific protections for the tenant. CTRR's proposed changes were accepted.
